The reason house prices are so high is due to the lack of available land, caused mainly by the incessant construction of condominiums and apartments in recent years.
Therefore, between the BTS stations from Siam Square to Ekamai (middle Sukhumvit), there are almost no new Bangkok townhouses or detached houses to invest in. This lack of land makes condos the favored choice for both developers and investors.
In Chidlom, aka Chit Lom (just one stop east of Siam Square) the condos and apartments are generally high-end and therefore command higher rental prices and good capital appreciation. As with any prime location in any major city center, the initial investment in Chit Lom is more than it is in other areas of the Thai Capital. However, given the level of demand for the location, investments here actually pay off.

Asoke Junction, Central Bangkok
Moving five stations further down the BTS line from Siam Square, you’ll find a host of apartments in and around Bangkok’s Asoke junction. Asoke junction is not only where Sukhumvit road meets Asoke road, but also where there is an interchange for connecting the Asoke BTS (Skytrain) station with the Sukhumvit MRT (subway) line.
The Wind 23, Asoke
The Asoke area really is an important and busy central junction in Bangkok. There are obviously some great properties around these areas to invest in. One of the best at the time of writing is The Wind 23 condominium, also called The Wind Asoke.

This high-rise has a modern tropical charm with an innovative ventilation system (something completely unique to Bangkok condominiums).
Only 500 meters away from Asoke BTS and Sukhumvit MRT, the Wind 23 is located right in the heart of the capital, yet it is located in a quiet location away from the sound of passing traffic and other street noises. There is also a free tuk-tuk service available for residents. Investors here can expect returns in the region of 6-7%. This is one of the most desirable and well positioned condominiums in the area, making it a good choice for both owner occupiers and renters.
The Quattro Condominium
Moving two stops further down the Sukhumvit BTS line, we find many more quality Bangkok houses worth investing in. If you are looking to buy premium real estate in Soi Thonglor, then Sansiri’s The Quattro condominium is definitely worth considering.
The Quattro Condominium in Thonglor is a unique high-rise, two-tower complex, one of 28 floors and the other 36. There are 446 units varying in size and format. Rooms available include one, two and three bedroom, and Penthouse suites. Facilities at the Quattro include:

Staying at the Quattro Thonglor is like taking an extended stay at a 5-star hotel. With a rental yield somewhere between 4-5%, a buy-to-let investment here may not produce the biggest returns, but the capital appreciation more than makes up for this. All these things and more make the Quattro Thonglor a solid investment in Bangkok’s high-end real estate market.
The Aequa Condominium
Our final pick for the downtown area is a luxury project that opened its doors in August 2012. The Aequa is a beautifully styled residential complex in the heart of Bangkok.
This is a 28 storey high rise building that houses 153 well designed spacious rooms of 1-2 Bedrooms. Its modern architecture is of a high international standard for elegance and distinction. Condo facilities include:

This condominium is very popular with Japanese residents and despite the high rents, it is in high demand, and if you visit this building, you will soon see why.
This new Bangkok condominium is located in the mid-Sukhumvit area of the city. It is a very modern building with easy access to the Prompong and Thonglor BTS stations of Sukhumvit. It has excellent facilities and a perfect location for city dwellers. Investing in La Aequa condominium will deliver 5-6% on rental returns, but like the Quattro Thonglor above, the capital appreciation appears to be high.
Of course, with the sheer number of high-end, luxury condos on the market now, we could analyze and praise many more of the dozens of fabulous buildings that line the low to mid-Sukhumvit road. Plus, the condominium cityscape around central Bangkok is always changing, but at the time of writing, the ones we’ve mentioned here are our top picks of 2013/14.
